Disclosure: Santa Barbara County Code Sec.44-28 requires property owners/managers to offer a minimum one-year lease to all tenants once they are approved for tenancy.

The rates shown on our Rent List are DISCOUNTED and based on agreements with start and end dates that fall just short of a full year. For instance, the most common terms for 2026-2027 leases are between 354 days and 364 days (see below for details). These conform closely with UCSB and SBCC academic calendars. This alignment helps us achieve efficiencies, including accommodating student schedules for both graduation and summer school. Additionally, it ensures consistent availability and coordination of labor for preparing units on a regular schedule.

Pursuant to County Code, you and your group have the option to sign either the shorter DISCOUNTED term agreement at the published rate, OR a full 1 year (365 day) term. Given the challenges presented in managing move-ins and outs on an alternate calendar, the rate for the one year option will be higher than the rate shown on our Rent List (between $200 and $800 more per month). The actual amount will vary unit by unit depending on the size and rent rate for the unit that you are choosing. Generally speaking, one-bedroom units will see an increase of $200-$250 per month, and larger units such as 3 and 4 bedrooms will be $750-$800 per month.
Here is how these options look.

Upon approval but before signing, Lessee(s) may either:

1) Select the full 1-year term at the higher rate (specifics will be given at time of approval), OR instead you may

2) Decline this Option and agree to a Lease with the alternate terms and DISCOUNTED RATE as described above.

We will ask for your group’s preferred Option upon your approval.

Units that prefer the shorter Option will be asked to sign a Rejection of the 1-year Lease at the time of signing. Rental agreements will vary from 354 to 364 days (depending on whether they are on a June or Sept calendar, and whether they are “Continuing” or “New” agreements).

Most common contract dates are as follows:

June Continuing: 6/13/26 – 6/12/27 (364 Days)
June New: 6/24/26 – 6/12/27 (354 Days)

Sept Continuing: 9/12/26 – 9/11/27 (364 Days)
September New: 9/21/26 – 9/11/27 (356 Days)
